The end of the State of Alarm has been welcomed by many, but it also comes as a bucket of freezing water to many others – among them rental tenants who may now face eviction.

Rent arrears have escalated in Spain, and while many landlords have been understanding and generous, others have either been unwilling or unable to waive or reduce rent payments. Evictions were banned during the State of Alarm, but now notices can be issued and proceedings initiated.

On the other hand, the gradual trickle back to work as normality returns will improve matters, and many landlords may find that coming to an agreement with a sitting tenant may be more advantageous than trying to replace them in a market where the future is still far from certain.
