Almost four out of ten properties offered for sale on Lanzarote in 2025 cost more than half a million euros.

The figure of 38.5% properties valued above €500,000 was derived from the 1,183 properties advertised on Idealista, one of Spain’s most popular property portals.

Prices have continued to rise on the island, with the average price of a square metre in Arrecife in December 2024 at €1,944, over 20% higher than the same month a year earlier.

In the resorts, the average price of a square metre is even higher: €2,668 in Teguise; €3,568 in Yaiza and €3,715 in Tías (28.6% higher than December 2023.)

Of the cheaper properties, every single property offered under €100,000 is aimed at investors, as these properties are sold on the understanding that they are currently being occupied illegally and thus cannot be viewed nor taken possession of immediately

A number of properties priced between €100,000 and €200,000 have similar restrictions and are mostly located in Arrecife.

The price rises indicate that Lanzarote, like much of the rest of the Canaries, is still no nearer to solving its acute housing crisis, despite a number of recent purchases of land and buildings that will be dedicated to social housing

It also remains to be seen whether the strict new laws on holiday rental properties will encourage owners to return to residential renting. Since the law was announced, the number of holiday rental properties registered on Lanzarote increased by over 50%.

The housing crisis is one of the main drivers behind the protests against the effects of mass tourism that took place on the Canaries last year.
