The average asking price for homes in Costa Teguise reached a new record in May, climbing to €3,909 per square metre, according to the latest figures from idealista.com.
The May figure represents a 2.3% increase compared with April, when the average price stood at €3,822 per square metre. On an annual basis, prices have risen by 9.1%, up from €3,584 per square metre recorded in May last year.
Based on current averages, an 80-square-metre apartment in Costa Teguise would now cost approximately €312,720, compared with €286,720 a year ago. This equates to an increase of around €26,000 per property over the past 12 months.
The previous peak in Costa Teguise was reached in July 2025, when prices climbed to €3,737 per square metre. After that, values declined gradually through August, September, October and November, falling to €3,460 per square metre by November.
However, the market began recovering in December 2025, and prices have continued to rise steadily since then, culminating in the new all-time high recorded in May.
Across the wider municipality of Teguise, the average asking price stood at €3,233 per square metre in May. While this was 2.1% lower than the previous month, it remained 18.6% higher than in May last year, when the average was €2,727 per square metre.
