The latest figures from idealista show that Lanzarote’s property market has continued its upward trajectory, with average asking prices rising by 12 per cent during the first half of 2026.

The island’s average asking price reached €3,208 per square metre in June, compared with €2,861 in January, underlining the strength of demand across much of the market.

Tías remains Lanzarote’s most expensive municipality, with average asking prices rising to €3,957 per square metre. Yaiza follows at €3,680 per square metre, although prices there have remained broadly stable in recent months. Teguise has recorded one of the strongest increases, climbing 12.8 per cent since January to reach €3,341 per square metre, while Haría has seen prices rise 7.2 per cent to an average of €3,134.

Unlike markets driven largely by speculation, Lanzarote benefits from long-term appeal. The island continues to attract overseas buyers seeking permanent homes, holiday properties and retirement residences. At the same time, the number of homes available for sale remains relatively limited, particularly in the most desirable coastal areas.

This imbalance between supply and demand has helped support prices, even during periods when wider economic uncertainty has affected other markets.

For sellers, conditions remain favourable, although realistic pricing is still essential. Buyers have access to more information than ever before, and overpriced properties can quickly lose momentum. Well-priced homes in desirable locations continue to attract strong interest.

The latest figures also highlight the unique nature of Lanzarote’s housing market. In San Bartolomé, the most recent available figure dates from March, when average asking prices stood at €3,019 per square metre. Since then, too few properties have come onto the market to produce reliable monthly estimates. A similar situation exists in Tinajo, where limited housing stock has prevented the publication of regular price data since the end of 2024.

While average asking prices provide a useful guide, every property is different. Factors such as location, condition, views, plot size and outdoor space all influence value, meaning sale prices can vary significantly from the island-wide averages.

With demand remaining strong and supply still constrained, Lanzarote’s property market appears well placed to remain resilient, even if price growth begins to settle into a steadier pace.
