The cost of new-build housing in Lanzarote has hit record levels in Arrecife and Haria.
Data collated by the Cabildo’s Data Centre reveals that in Arrecife the price per square metre for a new-build home now stands at €2,208. Meanwhile, in the northern municipality of Haría, that figure rises to €3,002. These valuations, recorded at the end of February, represent the highest ever prices for these two areas.
Despite these records, neither location claims the top spot for the most expensive real estate. That title currently belongs to Tías, which remains the priciest place to purchase a new property across Lanzarote and La Graciosa, with an average cost of €3,746 per square metre.
Close behind is the neighbouring municipality of Yaiza, where the value sits at €3,572 per square metre, followed by San Bartolomé at €2,937. Notably, the data indicates that figures in these southern municipalities – as well as in Tías – have seen a slight dip compared to January’s valuations.
The market in the south has previously flirted with even higher peaks. The Data Centre’s reports confirm that prices in both Yaiza and Tías have occasionally approached the €4,000 per square metre mark. In Tías, this threshold was actually surpassed as recently as last July.
For two of the island’s municipalities, February data is unavailable. In Teguise, the most recent average price recorded was in January, when the cost per square metre reached €2,962. For Tinajo, the latest valuation dates back to December 2024, at which time the price per square metre was a comparatively modest €1,700.
