The new year has begun on Lanzarote with the average price per square metre for purchasing a home now approaching the €3,000 mark.
According to data from Idealista, the current average price stands at €2,974 per square metre. This represents a 12% increase compared to January 2025, when the island average was €2,655.
The most dramatic rise has been recorded in the municipality of Haría, where prices have soared by 45.6% over the last twelve months. From €2,006 per square metre a year ago, prices in the north have climbed to €2,922, bringing them close to the current island average.
Following Haría, the second largest increase is in San Bartolomé. Property prices there now average €2,949 per square metre, also nearing the Lanzarote average, after a 38.5% rise from €2,129 in January 2025.
In third place, Teguise recorded a 14.2% increase, with the price per square metre rising from €2,593 to €2,962.
The increase in the island’s capital, Arrecife, sits slightly above the average at 13%. Prices there have risen from €1,927 to €2,178 per square metre.
Meanwhile, Tías continues to hold its position as the most expensive municipality. Prices have seen a more modest rise of 4.2%, increasing from €3,622 to €3,775 per square metre.
The smallest year-on-year increase was observed in Yaiza, where prices rose by just 2%, from €3,566 to €3,638 per square metre.
